To become better stewards of our church’s physical assets 
To decrease future maintenance burden 
To grow the Endowment Fund
The Endowment Fund provides interest income that is used by the Trustees for annual maintenance of MUMC’s properties.  However, a large portion of that yearly income is earmarked for painting one facade of our main church building.  The amount left is inadequate to address other maintenance issues.  As a result, Trustees must juggle the priorities and hope there is no large catastrophe (i.e., current steeple repairs). 
Growth of the Endowment Fund will provide a larger annual “maintenance” budget for the Trustees.  This in turn would allow pledges, contributions and other income from space rental to do the “work” of our church, i.e., outreach and program development. 

The state of our physical plant is a maintenance nightmare, as many of you became aware after taking a tour of our buildings.  In our current financial situation it is almost impossible to address:
Parsonage improvements.  The parsonage is in need of significant physical plant improvements (see page 3) that have been long deferred.
Church House improvements.  The Church House needs even more significant plant repairs/improvements (see page 3).  The use of space is inefficient and inflexible.
Accessibility.  Certain spaces on our campus are not accessible to handicapped congregants and visitors.  Any plant improvements must meet ADA requirements.

In our current financial situation we truly can only dream of
Enhanced education facilities
At present, we have minimal space for adult education (the Church House conference  room), enabling only one class at a time, which means no room to grow.
Enhanced worship facilities
Summer heat and humidity have made worship in the sanctuary almost unbearable, especially for our senior members
Making Upper Church Parlor more usable space
Currently no climate control
Creating a Chapel space
Updating the kitchen

Additional revenue opportunities:
Enhanced rental income
Make the auditorium attractive and functional.  In its present state, this room is almost unrentable (AA does continue to use it)
Mamaroneck Community Nursery School is in need of two additional classrooms for its nursery school program
Capital Campaign to generate funds
Sale of real estate
